24/7 Emergency Fire and Smoke Restoration Response

Commercial Fire Damage Restoration Toronto

A commercial fire leaves more than a burned area. Smoke and soot travel through ductwork and shared spaces, contents are affected, and sprinkler or firefighting water soaks the building. Impact Restore manages the full restoration of affected commercial and industrial interiors: initial assessment and containment, smoke, soot and odour remediation, contents recovery, drying of suppression water, documentation for your insurer and restoration of affected interiors.

We work with our own restoration crews and equipment from our Etobicoke office and provide 24/7 emergency restoration response across Toronto.

They helped us after heavy rain caused water damage in our commercial building. The team was knowledgeable, fast, and very professional. They walked us through each step of the restoration process and made sure everything was back to normal quickly. Highly recommend their services.

Full Fire and Smoke Restoration, Not Just Cleanup

Fire damage restoration is the whole recovery of an affected commercial interior, not a single cleaning visit. It covers containment of the affected area, removal of soot and smoke residue, odour treatment, contents recovery, extraction and drying of suppression water, and documentation that supports your insurance claim and your building owner’s records. Read our Toronto commercial fire damage restoration guide for the full picture.

Our Commercial Fire Damage Restoration Process

Work begins once the fire service has released the scene. Every loss is different, but restoration generally follows this sequence:

  • Initial assessment and containment: confirm what is safe, energized and contaminated, define the scope, and isolate affected areas so soot is not carried into unaffected space.
  • Water extraction and moisture mapping: remove suppression water and map wet areas with meter readings that later support the claim.
  • Smoke and soot removal: clean affected surfaces, materials and, where needed, ventilation systems before residue causes further damage.
  • Odour treatment and air filtration: address smoke odour and airborne particulate with methods suited to the materials and conditions.
  • Drying and dehumidification: bring wet materials back to a measured dry standard so the fire loss does not become a mould problem.
  • Restoration of affected interiors and clearance: restore affected interior areas and close the project with a final inspection and clearance documentation.

Smoke, Soot and Odour Remediation

Soot is a mix of carbon and combustion by-products that is chemically reactive and fine enough to penetrate porous materials. Left in place, it keeps damaging metal, glass, painted surfaces and electronics, so early cleaning matters. Smoke also travels well beyond the burn area through stairwells, ceiling spaces and shared ductwork.

If the HVAC system ran during or after the fire, its ducts, coils and filters can re-contaminate surfaces that have already been cleaned, which is why ventilation is part of the assessment. Odour treatment may include thermal fogging, which carries a deodorizing compound into the same paths smoke followed, and HEPA air scrubbing to capture airborne particulate. For odour problems beyond a fire loss, see our commercial odour control service in Toronto.

Commercial Contents Recovery

Inventory, equipment, furniture, records and other contents are often affected by smoke, soot and water even when they sit far from the fire. Depending on the loss, contents may be cleaned on site or packed out for cleaning, with an inventory kept of what was removed, restored or could not be salvaged. Toronto Clearances That Shape the Timeline

A Toronto commercial building reopens when several separate clearances line up, not only when the cleaning is finished. We plan our work around them and keep facility managers informed:

  • Fire service release: under Ontario’s Fire Protection and Prevention Act, 1997, the scene must be released before restoration starts.
  • Designated substances: section 30 of Ontario’s Occupational Health and Safety Act requires the project owner to determine whether designated substances such as asbestos, lead, mercury or silica are present before work begins.
  • Electrical: electrical work is reported to the Electrical Safety Authority by the licensed electrical contractor doing it.
  • Boilers and pressure vessels: equipment exposed to the fire may need a current Technical Standards and Safety Authority certificate before it can operate.
  • Permits: structural and life-safety repairs need permits through Toronto Building and are carried out by the appropriate contractors.

Water Damage From Fire Suppression

Fires often lead to significant water exposure from sprinklers, firefighting or burst pipes. That water needs extraction and structural drying alongside the fire and smoke work. For water-related losses, see our commercial water damage restoration in Toronto.

Documentation and Coordination With Facility Managers and Insurers

A commercial fire claim depends on the quality of its record, and more parties read it than on a residential loss: adjusters, brokers, property managers and, where applicable, business interruption adjusters. Our documentation typically includes moisture logs, before and after photographs, a written scope of work and inspection and clearance reports.

We keep facility and property managers updated on access, tenant impacts and timing, and we coordinate with the other trades involved. Your insurer and adjuster make coverage decisions.

Emergency Response To Minimize Downtime

Our 24/7 team provides rapid interior stabilization and drying to protect affected areas while permanent exterior repairs are arranged separately.

Yes. Fire losses usually involve water from sprinklers or firefighting, and extraction and drying are part of the fire recovery. For water-only losses, see our commercial water damage restoration in Toronto.

Yes. We provide documentation that supports the claims process, including scopes of work, moisture logs, photographs and clearance reports. Your insurer and adjuster make coverage decisions.

Usually. Smoke and soot travel through ductwork, stairwells and shared spaces, so the affected area is often larger than the burned area. Ventilation systems that ran during or after the fire may need cleaning so they do not re-contaminate cleaned surfaces.

Fire and smoke restoration is carried out by Impact Restore’s own restoration personnel using our own equipment.

It depends on the extent of the damage and on clearances outside the restoration itself, such as fire service release, designated substance identification, electrical authorization and any permits for repairs. Our Toronto fire damage restoration guide explains these steps.

Impact Restore focuses on interior commercial restoration. Structural, roofing and exterior repairs are outside our scope and are arranged separately. Tell our team about any emergency securement needs when you call, and we will coordinate our work around the other trades.

It can. Moisture from firefighting can lead to mould growth if materials are not dried, so drying is addressed early in the restoration. Where mould is already present, see our commercial mould removal service in Toronto.
